Recently I had a couple looking to purchase a new build. The builder dropped the price $20,000 right off the bat and then offered to add some upgrades to the already built home that they wanted. He expressed that this was their “rock bottom price” and that he had sold several homes in the same neighborhood (that didn’t have as many upgrades) for $20-$30 thousand more than he was offering my clients. Sounded GREAT! Well, I decided to do a little homework. I compared the area market values with the builder’s price and found that this was not the best deal for my clients. This home was still OVERPRICED! With this new information I was able to convince the salesman to add blinds, upgrade the carpet, stain the fence and take off another $10,000. My clients were so excited! I had negotiated the house down even more and added additional upgrades that they REALLY needed but had not thought about.
Realtor’s sell 75% of all new homes, so home builder’s are inclined to work well with us. They want us to bring more of our clients to their communities. So if your in the market for a new home and are leaning towards a new build be sure to take your Realtor along. We really can negotiate a better deal for YOU.
