McKinney Home Prices October 2012

Howdy folks, it’s been a hot minute since I last updated you on what’s happening in the McKinney real estate market.  Needless to say I’ve been super busy!  Let’s get right to it…

We’ve seen 11 straight months of listing price and sales price increases on home prices in McKinney and don’t expect that to change anytime soon.  Whether you’re a McKinney resident that is just curious about the market, or are thinking about moving to and buying a home in McKinney or are considering selling your McKinney home, as the local DFW market continues to improve, our area has seen constant increase and will continue to do so over the next few years.  It doesn’t hurt that McKinney was chosen as the 2nd Best Place to Live in America by Money Magazine.

Even though listing prices continue to increase, there are still good deals to be found in this market but having a local real estate expert who understands the McKinney market is a must.  But don’t wait too long as many of the McKinney listings are starting to sell within a few days of hitting the market.  In fact, my latest McKinney listing sold in just 5 days.

As you can see from the graph below homes aren’t selling exactly for asking prices, (about 95%) and there is a still a cushion for negotiation.  To make sure you don’t overpay, or list your McKinney home for sale below value you need to work hand in hand with a McKinney Realtor that provides a thorough Market Analysis on your existing home or any homes you are going to make an offer on.











McKinney Real Estate Report Summary

The median LIST price in October 2012 for single family homes in McKinney was $269,245.  

The median SALES price in October 2012 for single family homes in McKinney was $192,000.   That’s a 7.9% increase from October 2011.

The average SALES price per square foot in McKinney for October 2012 is $89, a 6.3% increase from October 2011.

In October 2012 the Average Days on Market for McKinney Home listings was only 55!!!  Last October the average was 89 Days on Market, that’s -38.6% decrease.
