McKinney Debates: Which Downtown Development Proposal Do You Prefer?

As our reporter, Ben Lane, mentioned in his TownSquareBuzz.com story this week, the City of McKinney is considering four proposals to redevelop areas of downtown McKinney.

Following the summary of proposals is a poll where you can voteand comment using the secureTOKapplication.

CB Jeni Homes

  • Building residential only on the city-owned area North of downtown near the intersection of Tennessee Street and Hunt Street
  • Townhomes – 2-story houses, master bedroom downstairs in majority of the homes, with the houses facing out and rear-facing garages
  • The target market would be “empty-nesters”
  • The plan would call for approximately 50 new townhomes to be built

InTown Homes

  • Comprehensive development of all of the city-owned land, including the area North of downtown near the intersection of Tennessee Street and Hunt Street as well as the nine acres South of downtown along Highway 5 near Davis Street
  • The developer hopes to bring in people to make the downtown area more viable
  • The residential units would feature apartments and townhomes with live/work units downstairs and roof deck units
  • The residential units would be green and sustainable homes
  • The target market for the residential would be ages 25-64
  • The plans also called for a potential new city hall and apartments on the nine acres South of downtown with a shared parking garage
  • The developer also hopes that place a grocery store into the space as an anchor for retail development

GroundFloor Development

  • Comprehensive development of the nine acres South of downtown along Highway 5 near Davis Street
  • The developer would undertake a conservative approach to the development of the area and build in phases
  • Phase 1 would see a parking garage, residential apartments with ground floor units that could be converted into retail space, and a green space
  • Phase 2 would see a multi-story, multi-family building with “knockout amenities”
  • Phase 3 would complete the multi-story, multi-family building
  • Phase 4 would bring in retail with additional public space
  • The design of all of the buildings would all fit into the historic nature of the area and would be indistinguishable from the existing downtown buildings

Zenstar Development

  • Comprehensive development of the nine acres South of downtown along Highway 5 near Davis Street with a fully integrated master plan
  • The plans call for a urban style area emphasizing community connectivity and walkability
  • The development would contain residential, retail and office space
  • There is also a structured parking option
  • The development would also have an amphitheater and park space
  • The developer plans to have the entire nine acre site and the downtown area function as one cohesive site
  • The development would feature apartments and homes for all levels of income
  • The development would also feature city buildings, public art and a grand roundabout to draw people into the space
